Commercial Property

Residential Lease Extensions and Collective Enfranchisement
We can act for you if you are a Tenant seeking an extension of the term of your existing lease or wish to purchase the reversionary freehold interest in your leasehold property. We can also act for you if you are a Landlord of a Tenant seeking to exercise such rights. We can help you set up a company to hold a freehold interest on behalf of two or more Tenants.
Probate, Wills and Trusts:
We have practitioners who are experienced in the preparation of Wills, applying for probate of Wills and all aspects of the administration of estates including dealing with payment of Inheritance Tax.
We can advise you if a Will is being contested e.g. on the grounds that the Will maker lacked testamentary capacity or was subject to undue influence.
If the deceased person has failed to make reasonable provision for you from his or her estate, we can advise you as to the possibility of making a claim on the estate under the Inheritance (Provision for Family and Dependants) Act 1975.
We can also advise you upon entering a post-death deed retrospectively varying the disposition of property under a Will and we can advise upon the incidence of Inheritance Tax on lifetime transfers and if you want to set up a trust for your children or other beneficiaries.
When it is appropriate, (i.e. where a client is ill or disabled) we may be able to offer a home visit. Some of our office space is at ground floor level and may be accessed accordingly if you have difficulty negotiating stairs.
Powers of Attorney and Court of Protection
We are experienced in the preparation of Lasting Powers of Attorney and applications to the Court of Protection for Deputyship (where the client has lost or is losing mental capacity).

We deal with all the financial and property aspects of divorce and separation. Our experience covers a wide range of cases from those with modest assets to those involving substantial assets. We can also deal with cases involving a foreign element.
Our solicitors pride themselves on giving clear, understandable, and practical advice at what is almost always a stressful and emotional time. We emphasise the importance of parties trying to resolve disagreements, particularly where children are involved either about money or about their children between themselves, particularly where children are involved.
Where this is not possible, we have considerable experience in taking cases, including very complex ones, to contested final hearings. We refer clients to Mediation and support the Mediation Process where appropriate and agreed by all parties. We offer a fixed fee of £75 plus VAT for the first meeting and initial advice.
Landlord and Tenant and Possession Actions
If you are a Landlord or Tenant, we can advise you and act in connection with the grant renewal or termination of a tenancy and can conduct or defend possession proceedings.
